Multigenerational Home Expert in Dallas-Fort Worth Oleg Sedletsky, Realtor: What to Expect When Buying a NextGen Home
Work With a Realtor Who’s a Multigen Expert
Most agents will “help” you find a multigenerational home. Few actually understand them. I do, and I have built a real focus around them in Dallas-Fort Worth.

Why I Became a Multigenerational Home Expert
I did not set out to specialize in multigenerational homes. It found me.
Back in 2018, when I was just starting my real estate practice, my very first client had a multigenerational need. I knew nothing about these homes. I went looking for one and could not find it. Not because they did not exist, but because I did not yet understand what to look for or where.
So I went on a deep learning adventure. I spoke with architects about what actually makes a second living space work. I talked to builders about which floorplans they offered and why. I did the research most agents never bother with, and I started tracking the statistics: what sells, what stalls, what these homes are really worth, and which configurations hold their value.
It took years to build the knowledge I have now. That is the part most agents skip. You cannot fake this expertise, and you cannot pick it up on a single transaction. It comes from tracking this specific corner of the DFW market over time.
That is why my knowledge of multigenerational homes in Dallas-Fort Worth goes far beyond what a normal agent brings. I have toured, photographed, and filmed these homes across DFW. I have sold them, and I have helped many families find the right one. What started as one client’s problem in 2018 became the thing I know better than almost anyone in this market.
Who This Is For
The multigen is actually a super versatile floorplan. Whoever came up with the idea definitely deserves a raise.
But the most common uses are these:
- Aging parents who need to be close but want their own space
- Adult children saving up before they buy their own place
- A family pooling resources to afford more house together
- Relatives who want to live near each other without living on top of each other
- Anyone who wants a private suite that can double as a rental, home office, or guest quarters
If you see your situation above, a multigenerational home is the right choice, and I can help you buy it.

Types of Multigenerational Homes in DFW
Homes with a casita or next-gen suite. A separate section under one roof with its own bedroom, bathroom, living area, kitchenette, and private entrance. The most popular option, and the one with the most builder variation. I know the difference between a real next-gen suite and a bedroom a builder relabeled.
One-story and two-story NextGen floorplans. New construction from builders who design specifically for multigenerational living. I will show you the floorplans that actually work and steer you away from the ones that look good on paper but fail in daily life.
Two homes on one lot. For larger lots, especially one acre and up, a main residence plus a guest house or second dwelling. You pay for the land once. This ties directly into my focus on acreage properties in the exurb cities.
Multigenerational custom homes. When nothing on the market fits, we build it. I know the builders who do this well and the ones to avoid.
Duplexes, triplexes, and quads with separate entries. Individual units for each part of the family. Privacy, independence, and a potential income stream.

What to Expect When Buying a NextGen Home
Buying a multigenerational home is not like buying a regular house. There are more people to satisfy, more requirements to meet, and more tradeoffs to manage. Here is the truth about how this search actually goes, so you can plan ahead instead of getting frustrated.
Plan ahead.
NextGen and multigenerational floorplans are a smaller slice of the market. They do not sit on every street in every neighborhood. The families who find the right home are the ones who start early, get clear on their must-haves, and are ready to move when the right one appears. Waiting until you are desperate narrows your options fast.
Know your compromises before you start.
No home checks every box. The families who end up happy are the ones who decided in advance what they cannot live without and what they can bend on. Is the private suite non-negotiable but the third garage bay optional? Does everyone need a full kitchenette, or will a wet bar do? Sorting this out up front turns an overwhelming search into a focused one.
The dilemma nobody warns you about: the floorplan exists, but not where you want it.
This is the single most common wall multigen buyers hit. You fall in love with a builder’s NextGen floorplan, and then you find out it is only offered in a community 30 minutes from where you actually want to live. Or the perfect location has everything except a true multigenerational layout. The floorplan and the location refuse to line up.
There is a way through, and this is where I come in.
When the exact floorplan does not exist in your desired location, I do not shrug and tell you to compromise blindly. I find you the next best thing. That might mean a different builder with a comparable NextGen layout closer to home. It might mean a resale home that can be adapted. It might mean a home on a larger lot where a second dwelling solves the problem entirely. There is almost always a path, and finding it is exactly the kind of problem I specialize in solving.
Can you have the perfect home in the perfect place? Sometimes, if the budget allows. When it does not, you need someone who knows how to close the gap and find the next best thing. That is the job, and that is what I do.
