It’s entirely up to you. I’m here to assist you in making that decision by providing all the information and facts you need. Ultimately, the choice is yours.

The ideal time to purchase a new construction home in Dallas is from October to December each year.
Here is why.
As the year draws to a close, builders diligently finalize their financial records in preparation for the upcoming tax season. This process often involves selling inventory homes and/or homesites.
But what does this mean for homebuyers? It presents a unique opportunity to take advantage of a wide range of incentives offered by builders. These incentives are specifically designed to capture homebuyers’ interest and enhance the overall homebuying experience, making it even more appealing.
What types of incentives can you expect for new construction homes in the Dallas area?
Each year brings a unique landscape, and the incentives offered by builders mirror the prevailing conditions of the real estate market at a given time. For instance, in times of scarce inventory, incentives tend to be modest, whereas in periods of ample inventory, you can anticipate more substantial and generous incentives.

In the Dallas area, you’ll find a plethora of home builders, each with their own unique incentives. Let’s dive into a summary of the enticing offers available from October to December 2023.
Price reduction on select homes or lots (homesites)
Certain builders are currently providing an enticing price reduction of up to $45,000 on specific homes or lots.
Special interest rates
Builders are partnering with lenders to offer the most sought-after incentive of the year, aiming to alleviate the financial strain. This exclusive incentive boasts special interest rates ranging from an astonishingly low 4.5% through the 3/2/1 Buydown Program, to a competitive 5.99% for a fixed rate.
Closing cost credit
Certain builders are providing homebuyers with funds that can be allocated towards covering the closing costs. The amount offered typically ranges from $5,000 to $40,000.
Free Upgrades
Certain builders are providing complimentary upgrades for move-in ready homes, including washers & dryers, fridges, blinds, and garage door openers. Additionally, these upgrades can be offered as credits for superior materials such as floors, carpets, tiles, cabinets, fixtures, or for custom home builds, even enhancing the home design. In the case of signing a new build contract, lot premiums may also be included in the offering.

Are all incentives the same?
Each incentive is unique, as it is offered by individual builders and can vary depending on factors such as specific floorplans and communities.
Will the incentives for this year remain unchanged for the upcoming year?

For instance, during the COVID-19 pandemic, there were virtually no incentives due to the high demand and extremely low inventory.
How long is the duration of the incentives?
Every incentive is time-sensitive and typically comes with a deadline. For instance, an incentive may be valid for contracts signed before December 31st. Additionally, incentives may be specific to available inventory. This means that even if you are within the eligible timeframe, you cannot receive the incentive if there is no inventory available.
Do homebuyers receive cash directly as part of the incentive?
Homebuyers receive incentives in the form of credits that can be utilized for various purposes such as closing costs or interest rate buydowns. Additionally, these incentives may also include valuable household items like washers and dryers, refrigerators, and blinds. It’s important to note that these incentives are not provided in the form of cash directly to the homebuyers.
Are there any specific requirements to be met in order to qualify for the incentive?
Every incentive has specific conditions. Homebuyers must qualify for a particular incentive to receive it. For instance, to obtain an interest rate incentive, homebuyers must meet criteria such as a certain credit score, a specific debt-to-income ratio, and sufficient funds for closing costs. That’s why I cannot stress enough the importance of preparing in advance by working on the preapproval process. This will help you avoid a lot of problems and difficulties and allow you to take full advantage of the incentives available.
Can multiple incentives offered by the Builder be combined?
This question should be directed toward a specific builder. Occasionally, builders allow homebuyers to combine multiple incentives.
What are the requirements for homebuyers to be eligible for the incentives?
To be eligible for the incentives, the buyer must meet the qualifying criteria, which means they must be prepared and capable of purchasing a home. Becoming a prepared and capable buyer involves making the necessary preparations required in the home-buying process.

Option 1: Ask your Realtor if you wish to save time and have professional representation.
Home builders in the Dallas area collaborate closely with Realtors, relying on them to connect with potential homebuyers. A constant flow of communication exists between builders and Realtors, providing updates on current promotions, program availability, and special incentives.
To illustrate, builders are occupied with constructing homes and often lack the time to update their websites with the latest information. Instead, it falls upon the salespersons of each Builder to reach out to Realtors within their network and provide updates on specific communities. Consequently, when buyers directly approach builders, it takes significantly longer to locate and confirm the desired information due to the limited personnel available to respond to phone and email inquiries.
Are all Realtors equipped with the most up-to-date information from the builders?
The builders are sending out general update emails to as many realtor emails as they can find. However, this email database is not comprehensive and often outdated. If a realtor doesn’t take the time to visit the new construction community, get to know the Builder’s staff on-site, and learn about the specific product offerings, there’s a high chance they’ll miss out on important updates from builders simply because their email isn’t in the Builder’s database.
When I became a Realtor, I didn’t receive any emails until I personally visited the communities I was interested in and built relationships with the community staff.
Option 2: Directly ask the Builder.
To get the most up-to-date information, I recommend visiting the Builder’s website or reaching out to their sales team. For quicker assistance, consider contacting a sales representative who specializes in the specific community you’re interested in. Keep in mind that inventory availability can change frequently, so the best source for current information is someone on-site.
