DECIDE TO BUY A NEW HOME

The first step is making the decision to buy a home. Once you make that decision, start by figuring out how much house you can afford. You can use a mortgage calculator to help you determine how much you can afford to borrow.

GET PRE-APPROVED

Getting pre-approved for a mortgage is the next step. This will show sellers that you are serious about buying and gives you an idea of what your monthly payments will be. It’s important to work with a qualified mortgage lender when getting pre-approved.

MEET WITH YOUR REALTOR

Once you have an idea of what you can afford and are pre-approved, it’s time to start finding your dream home! Meeting with a local Realtor® is the best way to do this. Realtors® have access to all active listings on MLS in the area and can help you find the perfect home for your needs and budget.

Your Realtor® will guide you through the entire buying process and communicate with seller’s agent.

FIND A HOME YOU LOVE

CHOOSE TITLE COMPANY FOR CLOSING PREP WORK

You need to choose a title company for closing prep work. The title company will handle all of the paperwork related to transferring ownership of the property from the seller to the buyer and will furnish title insurance.

SUBMIT AN OFFER

When you find a home you love, submit an offer. If the seller accepts your offer, move to the next step. NEGOTIATE AND FINALIZE PURCHASE CONTRACT

After the inspection is complete, it’s time to negotiate and finalize the purchase contract. This document outlines all of the terms of the sale (such as purchase price, special conditions, etc.) and must be approved by both the buyer and seller before moving forward. If any repairs are needed, this is the time to negotiate with the seller on who will pay for them. This is where your Realtor® will come in handy to get the best deal for you and your family. Once both parties have agreed on terms, it is time to sign the purchase contract.

SUBMIT FINAL CONTRACT TO LENDER FOR LOAN APPROVAL

Once the purchase contract is signed, submit it to your lender for loan approval. Your lender will review the purchase contract and loan documents to make sure everything is in order. Once all of the paperwork is ready and your loan has been approved, it’s time to sign the final loan documents and close on the property!
