The first step is making the decision to buy a home. Once you make that decision, start by figuring out how much house you can afford. You can use a mortgage calculator to help you determine how much you can afford to borrow.


Getting pre-approved for a mortgage is the next step. This will show sellers that you are serious about buying and gives you an idea of what your monthly payments will be. It’s important to work with a qualified mortgage lender when getting pre-approved.


Once you have an idea of what you can afford and are pre-approved, it’s time to start finding your dream home! Meeting with a local Realtor® is the best way to do this. Realtors® have access to all active listings on MLS in the area and can help you find the perfect home for your needs and budget.

You need to choose a title company for closing prep work. The title company will handle all of the paperwork related to transferring ownership of the property from the seller to the buyer and will furnish title insurance.

Not all offers are accepted, If the seller rejects your offer, don’t worry, your Realtor® will help you adjust your offer until it’s accepted or find you a different home. Be prepared to have your Earnest Money Deposit ready when submitting an offer.


The truth is that every home needs a home inspection because EVERY HOME DOES HAVE ISSUES! Once your offer is accepted and entered an Option Period, it’s time for a home inspection.  A home inspector will inspect the property for any major defects that may need repair.


After the inspection is complete, it’s time to negotiate and finalize the purchase contract. This document outlines all of the terms of the sale (such as purchase price, special conditions, etc.) and must be approved by both the buyer and seller before moving forward.
