When selling your home, first impressions are key!

It’s no secret that first impressions are everything. When potential home buyers come to tour your house, you want to make sure that it looks its best.

Here’s a simple cleanup and spruce up checklist to make sure your home leaves a stellar first impression:

1. Clean, declutter, and depersonalize.

Be sure to clean your home from top to bottom and declutter any areas that may appear cluttered. You want potential buyers to be able to see themselves in your home, so it’s important to depersonalize as much as possible. This means packing up personal photos, removing any items with personal significance, and generally making the space feel like a blank canvas. Clean the windows inside and out. Bright, natural light is always a selling point.

2. Freshen up your paint job.

A fresh coat of paint can do wonders for making a space feel new and updated. If you have any old or outdated wallpaper, now is also the time to remove it. Stick with neutral colors that will appeal to a wide range of potential buyers.

3. Fix any obvious repair issues.

If there are any broken tiles, cracked countertops, or holes in the walls, now is the time to fix them! You don’t want potential buyers coming in and seeing obvious repair issues that will need to be addressed. By taking care of them now, you’ll make the space more appealing and increase the chance of a successful sale. For example: Make sure all the light fixtures are in working order and replace any burnt out bulbs.

4. Create an inviting entryway.

The entryway is the first thing potential buyers will see when they come to your home, so you want to make sure it makes a good impression! Make sure the area is clean and free of clutter, add a pop of color with fresh flowers or a new doormat, and consider adding some additional lighting to make the space feel bright and welcoming.

• Mow the lawn
• Pull weeds
• Edge the sidewalks and driveway
• Clean the gutters
• Pressure wash siding, walkways, and driveways
• Paint the front door

Interior:

• Wash all windows inside and out
• Clean out the fridge and oven
• Wipe down cabinets and countertops
• Organize closets and storage areas

The Seller’s Agent Duty

AS AGENT FOR OWNER (SELLER/LANDLORD): The broker becomes the property owner’s agent through an agreement with the
owner, usually in a written listing to sell or property management agreement. An owner’s agent must perform the broker’s minimum
duties above and must inform the owner of any material information about the property or transaction known by the agent, including
information disclosed to the agent or subagent by the buyer or buyer’s agent.

A BROKER’S MINIMUM DUTIES REQUIRED BY LAW (A client is the person or party that the broker represents):
Put the interests of the client above all others, including the broker’s own interests;
Inform the client of any material information about the property or transaction received by the broker;
Answer the client’s questions and present any offer to or counteroffer from the client; and
Treat all parties to a real estate transaction honestly and fairly.

TO AVOID DISPUTES, ALL AGREEMENTS BETWEEN YOU AND A BROKER SHOULD BE IN WRITING AND CLEARLY ESTABLISH:
– The broker’s duties and responsibilities to you, and your obligations under the representation agreement.
– Who will pay the broker for services provided to you, when payment will be made and how the payment will be calculated.

TYPES OF REAL ESTATE LICENSE HOLDERS:
– A BROKER is responsible for all brokerage activities, including acts performed by sales agents sponsored by the broker.
– A SALES AGENT must be sponsored by a broker and works with clients on behalf of the broker.
