When you’re getting ready to put your home on the market, there are a lot of things to think about. As a home seller, you want to get the most money for your home and you’ve probably heard that you need to stage it before putting it on the market.

But what exactly does staging a home involve? And does it really make a difference in how quickly your home sells and for how much?

What is Staging?

Staging is the process of preparing a home for sale by making it look as attractive and welcoming as possible. This usually involves decluttering, deep cleaning, and making minor renovations or repairs. In some cases, it may also mean furniture rental or bringing in decor to make the space more inviting.

The goal of staging is to help potential buyers see your home as their future home, rather than just a house for sale. By making your home look its best, you can increase the chance of selling quickly and for top dollar.

 

Does Home Staging Work?

There is some debate on whether or not home staging actually works, but the general consensus seems to be that it does. In one study by the National Association of Realtors, 49% of realtors said that staging a home decreases the amount of time a home spends on the market. In another study, 77% of buyers’ agents said they think home staging makes it easier for buyers to visualize the property as a future home.

So does staging really work? The answer is maybe – it depends on your individual circumstances. If you have the time and money to invest in staging, it could help you sell your home faster and for more money than if you don’t stage it at all. However, there’s no guarantee that staging will make a difference in how quickly or how much money your home sells for – so ultimately, it’s up to you whether or not you want to stage before putting your house on the market!

How Much Does Home Stating Cost?

The cost of home staging varies depending on the size of your house and how much work needs to be done. If you decide to do it yourself, costs will be limited to things like paint, furniture rentals, and storage fees. Hiring a professional stager will obviously cost more (up to $2000.00), but many people feel that it’s worth it because professional stagers have access to a wider range of resources and they know exactly what buyers are looking for.

So there you have it, everything you need to know about staging your home for sale in Dallas.

Remember, if you decide to go the DIY route, great care must be taken not to over-stage or under-stage your property. And if you hire a professional stager, make sure you choose someone with experience who knows the Dallas real estate market well.

The Seller’s Agent Duty

AS AGENT FOR OWNER (SELLER/LANDLORD): The broker becomes the property owner’s agent through an agreement with the
owner, usually in a written listing to sell or property management agreement. An owner’s agent must perform the broker’s minimum
duties above and must inform the owner of any material information about the property or transaction known by the agent, including
information disclosed to the agent or subagent by the buyer or buyer’s agent.

A BROKER’S MINIMUM DUTIES REQUIRED BY LAW (A client is the person or party that the broker represents):
Put the interests of the client above all others, including the broker’s own interests;
Inform the client of any material information about the property or transaction received by the broker;
Answer the client’s questions and present any offer to or counteroffer from the client; and
Treat all parties to a real estate transaction honestly and fairly.

TO AVOID DISPUTES, ALL AGREEMENTS BETWEEN YOU AND A BROKER SHOULD BE IN WRITING AND CLEARLY ESTABLISH:
– The broker’s duties and responsibilities to you, and your obligations under the representation agreement.
– Who will pay the broker for services provided to you, when payment will be made and how the payment will be calculated.

TYPES OF REAL ESTATE LICENSE HOLDERS:
– A BROKER is responsible for all brokerage activities, including acts performed by sales agents sponsored by the broker.
– A SALES AGENT must be sponsored by a broker and works with clients on behalf of the broker.
