Single-Family Homes SUMMARY

Sales volume for single-family homes decreased 14.25% YoY from 9,624 to 8,253 transactions.

Year-to-date sales reached a total of 54,674 closed listings.

Dollar volume dipped from $4.29 billion to $4.23 billion.

The average sales price rose 14.85% YoY from $445,906 to $512,139,
The average price per square foot subsequently rose from $181.03 to $214.40.

Median price rose 15.1% YoY from $364,900 to $420,000.
The median price per square foot also rose from $171.14 to $204.49.


Months inventory for single-family homes rose from 1.3 to 2.2 months supply.

Days to sell rose from 52 to 53.

According to the latest Producer Price Index (PPI) report, homebuilding costs are on the rise. The cost of building materials rose 0.4% in July, 2022.

It’s no secret that home prices have been on the rise in recent years. However, the pandemic has caused a surge in building materials prices that were rising by 35.7% since January 2020. The majority of this increase has occurred since January 2021, as the demand for homes has continued to outpace the supply. The result is that home builders are facing unprecedented challenges. The cost of building materials has soared, and the availability of land is limited. As a result, homebuilders are struggling to keep up with the demand, and home prices are likely to continue to rise.

Concrete products:

Even though the experts from National Association of Home Builders say that the U.S. has entered into a housing recession, the prices for some building materials are still rising!

According to the latest data from the Producer Price Index, prices for ready-mix concrete climbed +2.5% in July, 2022 and have increased in 17 of the last 18 months. The latest increase is the largest since prices climbed 3.7% in March 2006. The index has climbed 6.8%, year-to-date, the largest YTD July increase in the series’ 34-year history.

Of course, higher prices for concrete products mean higher construction costs, which will eventually be passed on to home buyers in the form of higher prices. But for now, home builders are enjoying a period of strong demand and rising profits. So if you’re thinking about getting into the home building business, now might be a good time to pour yourself into it.

Softwood Lumber:

The home building industry has been one of the hardest hit sectors of the economy during the pandemic, with new home construction plummeting and home prices falling as a result. However, there may be some relief on the horizon in the form of lower lumber prices. The PPI for softwood lumber saw a modest increase +2.3% in July, 2022, its second decline in three months. Prices have fallen 28.2% year-to-date, which should help to lower the cost of new home construction and home renovations. Of course, the extent to which this decrease will be passed on to home builders and remodelers is still uncertain. But if lumber prices continue to fall, it could provide a much-needed boost to the housing market.

Gypsum Building Products:

The homebuilding sector has been on fire over the past year, as low mortgage rates and a desire for more space have fueled a boom in home prices and construction. This has been good news for producers of gypsum building products, which have seen their prices soar 22.6% over the past year. The price of gypsum products climbed 23.0% in 2021 and is up 7.6% through the first half of 2022. The PPI for gypsum products held steady in July 2022.  The gypsum producers are benefitting from strong demand for their products.

Although the cost of truck transportation has decreased slightly in recent months (-0.3% in July 2022), it is still up significantly from pre-pandemic levels (local transportation +18.9% and long-distance transportation +22.6%). This is just one factor that is driving up the price of home construction. Home builders are also facing higher prices for building materials and services to arrange freight logistics. As a result, home prices are likely to continue to rise in the months ahead. For home buyers, this means that it may be a good time to start looking for a new home sooner rather than later. Did the U.S. enter a Housing Recession? Homebuilders say yes.

SUMMARY POINTS:

– The National Association of Home Builders/Wells Fargo Housing Market Index dropped 6 points to 49 this month, its eighth straight monthly decline.

– This is the first time since the start of the Covid-19 pandemic that the index has been in negative territory.

– The index measures builder sentiment and is used as a gauge for the health of the housing market.

– Builder sentiment has been declining due to higher construction costs and tightened monetary policy from the Federal Reserve.

– Home prices are on the decline, with 19% of builders surveyed saying they’ve cut prices since July.

– If inflation declines in the coming months, conditions within the housing market could improve.

– “Tighter monetary policy from the Federal Reserve and persistently elevated construction costs have brought on a housing recession,” said NAHB Chief Economist Robert Dietz.

The National Association of Home Builders/Wells Fargo Housing Market Index shows that builder sentiment in the market for single-family homes has fallen into negative territory. The index, which measures builder confidence in the housing market, dropped 6 points to 49 this month. This is the eighth straight monthly decline for the index, which hasn’t been in negative territory since a very brief plunge at the start of the Covid-19 pandemic.

The rising cost of mortgage rates and home prices are to blame for the slump in demand within the housing market. Mortgage rates have spiked in response to the Federal Reserve’s move to raise interest rates, making it more difficult for prospective home buyers to afford a new home. Additionally, home prices have reached record highs in many markets across the country, making it even harder for buyers to find a affordable property.

As a result of rising costs of building materials, many builders are struggling to meet the needs of potential buyers. The negative sentiment among builders could lead to a further slowdown in the housing market, making it even more difficult for buyers to find an affordable and comfortable place to call home.

What do The National Association of Home Builders experts say?

“Ongoing growth in construction costs and high mortgage rates continue to weaken market sentiment for single-family home builders.”

“And in a troubling sign that consumers are now sitting on the sidelines due to higher housing costs, the August buyer traffic number in our builder survey was 32, the lowest level since April 2014 with the exception of the spring of 2020 when the pandemic first hit” said NAHB Chairman Jerry Konter, a home builder and developer from Savannah, Ga.

“Tighter monetary policy from the Federal Reserve and persistently elevated construction costs have brought on a housing recession,”

“The total volume of single-family starts will post a decline in 2022, the first such decrease since 2011. However, as signs grow that the rate of inflation is near peaking, long-term interest rates have stabilized, which will provide some stability for the demand-side of the market in the coming months.” said NAHB Chief Economist Robert Dietz.

The NAHB’s latest findings also indicated that home prices are on the decline, with 19% of home builders who responded to the survey saying they’ve cut prices since July to encourage sales or protect against cancellations. Those listings had a median price reduction of 5% off their initial listing price.

69% of builders reported higher interest rates as the reason behind falling housing demand, the top impact cited in the survey.

Single-Family Homes

Sales volume for single-family homes increased 0.64% YoY from 6,056 to 6,095 transactions.

Dollar volume rose from $2.23 billion to $2.64 billion.

The average sales price rose 17.23% YoY from $368,919 to $432,493,

The average price per square foot subsequently rose from $152.29 to $189.53.

The median sales price rose 22.71% YoY from $295,000 to $362,000,

The median price per square foot also rose from $144.91 to $180.80.

Months of housing inventory for single-family homes declined from 1.0 to 0.7 months supply.

Days to sell declined from 77 to 68.
